In a fraction of approximately 25 hectares Located in the San Miguel party, Nuevo Bella Vista will be built, a park neighborhood that will change the physiognomy of the homonymous town. The Masterplan of the Urbanization was in charge of JV & A architects, the study led by Jore Vohedzian.
The Linda property with the Good Ayre Highway and Gaspar Campos Avenue, and is 10 minutes from San Isidro and 20 minutes from the city of Buenos Aires. Almost disconnected from the urban environment, It is surrounded by 70% of its perimeter by the Los Berros stream and the Reconquista Riverwith only 110 linear meters of contact with Gaspar Campos. It was intervened by the State for the rectification of the water courses, excavations and fillings, which produced high -rise albardons on the banks, leaving flooded ground in the center of the property.
The neighboring areas adjacent to the north and west, in addition to the sector to the south to be developed (wasteland between the property and Gaspar Campos Avenue) were from Residential uses of very low density. Despite Lindar with a consolidated urban area, there were no water, gas, sewer, electricity or internet networks in the site.
The program was determined taking into account the characteristics of the community of Bella Vista, Market potential demandthe physical conditions of the environment and the necessary variety of edilicias uses and densities.
They decided uses, densities and mixed morphologies, that would allow the development of a neighborhood with its own identity, which is integrated with the environment from the morphological, but also offering educational servicesrecreational, commercial and services that will contribute to the entire community.
Thus proposed an urbanization park of mixed uses with predominance of residential use In its three scales: a- macrolotes for closed neighborhood of lots of approximately 500 m2, b-half density condominiums (ground floor plus two levels up to ground floor plus four floors),
Finally, c- high density with ground floor condominiums plus eight floors with commercial and services (intermediate scale offices, basic health services, etc.), and public green spaces. In addition, the integration of the Sagrada Familia College was considered at its three levels, over a 7000 m2 site.

The Masterplan consists of a series of operations in response to the project premises, determined by the historical and physical conditions of the place, by the program, the services and The necessary connectivity For public development that will reach approximately 9000 people, 2000 homes, More educational, sports, commercial and service areas.
The low density in macrolots is arranged throughout the perimeter of the property, to integrate with the low density of the boundaries. Half density in the center of the land that will establish high gradients with the declineincorporating open spaces that cushion the impact of constructions with each other.

High density and services and commercial areas will be near Gaspar Campos Avenue (integrating to the community) and in front of the large open space of the Reconquista River and its banks.
They will also be incorporated Green spaces of different scales; Linear walks on the perimeter of the Los Berros stream and the Reconquista River; and internal parks and large green withdrawals from private macroltes.
To cushion the intensity of the traffic, a main road of Boulevards with paths of curves and countercurvas soft and roundabouts. It is planned to incorporate road connections from the outside that do not generate routes only to cross with the project. There will also be a large road connector on Gaspar Campos Avenue that will incorporate flows between San Miguel and the highway.
The macroltes will be within Macromanzanas limitedwhere private ventures will be developed. The low floor occupation will be regulated, and there will be free perimeter volumes with mandatory withdrawals to release green soil.

How will the Nuevo Bella Vista neighborhood, in San Miguel
The Masterplan de Nuevo Bella Vista is proposed create an urban milestonea Parque neighborhood where all project variables are subordinated to that mother idea, without disconsider the commercial constructibility premises.
Of the 24 hectares are obtained 56,000 m2 (24%) of public green spaces and 38,000 m2 of private green spaces (50% of the FOS of each plot must be green and absorbent). In addition to these the green spaces of boulevards, 50% of the sidewalks with grass and the withdrawals parked for absorbent courtesy parking lots, 100,000 m2 of net green surfaces are made up (42%).
The character of Barrio Parque is reinforced with a road route with curves, countercurves and roundabouts that attenuate the impact of traffic and favor the sensation of “walk”. Boulevards planted with flower trees They surround an island with a public park and a 25,000 m2 lagoon.

On the edges of that island are macrolotes to Free perimeter buildings with large side retreats and in front to favor through visuals to private green spaces and the Central Park.
Linear public parks with trees on the edges of the stream and the river will form part of a pedestrian and bicycle tour That, coming from the south, continues to the Regatas Club, to the north.

In sum, it is about Urban development with several stageswhich will require decades and must adapt to the paradigms changes of society.
Real estate ventures in the Nuevo Bella Vista neighborhood
The Masterplan generates 158,000 m2 of Macromanzanas surface where private ventures will be developed. Provides low density zoning in the macrolot The Bella Vista Chico neighborhoodto the west an open neighborhood of low houses, and to the south a fraction with low density code, except for the 25 meters parallel to Gaspar Campos.
The zoning for multifamily buildings It is arranged on both sides of the boulevards. The ground floor and two levels will be in the same apples of single -family housing neighborhoods, while the low -floor multifamily and four levels will be located at the edges of the island with park.
In this way a gradient of increasing scale is generated, from the low houses of the environment to the volumes of PB + 4 in front of the central square. The 20 meters wide boulevardsmore 5 -meter front withdrawals per side make up an urban space between 30 -meter buildings.
High density zoning is arranged in the vicinity of Gaspar Campos access, with Complementary use of shops and officesor professional apt units. This sector is encoded with mandatory collection and retreats plus voluntary assignments that do not discourage Fot, for the purpose of generating a commercial walk of 300 linear meters with 12 -meter wide paths and courtesy parking lots.
To Promote stagabilityin these plots, morphologies of volumes are encoded separately by green spaces: the low volumes of double height PB + two levels towards the collection, and the double height PB towers + 8 floors towards the linear park.
The JV & A architects also developed a Urban Manual To annex the Urban Planning Code of San Miguel, with all the general regulations and by plot, with the criteria of Fot by morphology, establishing withdrawals and fixed heights, whose result of FO is more restrictive than the approved ordinance.

It also managed ordinances, provincial validations and permits before the water authority for drilling and design of the water network to be transferred to AySA, sewer network and electrical project with a modular SET system.
An extension of the 11,000 ml gas network was performed from outside the property, a public lighting network; and a storm network with a regulatory lagoon of 20,000 m3 capacity, designed with landscape criteria in the central park.
